How we get you the real number, step by step, and what it costs.
I pull what's actually sold near you in the last few months and adjust for your house. You get a number in writing within two business days.
We walk the house together and decide what's worth doing before photos. Most sellers spend money on the wrong things.
Overpriced homes sit, then sell for less. We pick the number together, from the comps.
Professional photos, then the listing goes on the MLS, Zillow, Realtor.com and everywhere buyers look.
Showings are booked through ShowingTime so you always know who's coming. I call you after each one with the feedback.
I walk you through every offer line by line: price, financing, contingencies and timing, not just the top number.
Your real estate attorney negotiates and signs the contract with the buyer's attorney. I keep everyone moving.
The buyer inspects and their lender appraises. If anything comes up, I help you decide what's worth negotiating.
Your attorney handles the closing documents and payoff. You hand over the keys.
In New Jersey the seller pays the realty transfer fee (about 1% on most sales, less for lower prices) and, since July 2025, the additional fee on sales over $1 million, which runs from 1% to 3.5% on a sliding scale. Contracts go through a three-business-day attorney review after signing. Taxes are adjusted quarterly. See the Bergen County page for where I work in New Jersey.
Over the past year the median Rockland single-family home went under contract in 27 days and sold for 100% of the asking price. 49% sold over asking. In Orange County it was 39 days. See your town on the town pages.
